Improving Our Homes

The last 2 years have seen many changes to the repairs and maintenance service provided by Moseley & District, reflecting the comments and opinions expressed by residents in recent surveys and focus groups. The main innovations have been:

  • Introducing a repairs hotline to make it easier for residents to report repairs.
  • Launching a new three star gas service in partnership with Status Heating.
  • Setting up partnership arrangements with contractors Young & Harris and Logmoors to deliver day to day repairs to empty homes

In 2006/07 we also:

  • Installed new central heating systems at 46 properties.
  • Adapted six properties to meet the independent living needs of residents
  • Completed external repairs and painting to 173 homes
  • Completed internal redecoration of the communal areas in 31 properties

How did we perform?

In 2006/07 our repairs contractors:

  • Completed gas safety checks on99% of properties
  • Completed 99% of emergency repairs on time.
  • Completed over 90% of non-emergency repairs on time
  • Completed 97% of emergency repairs to empty properties on time
  • Achieved a satisfaction rating of 90% from residents who had repairs completed.

Our Priorities for 2007/08

  • Continue to improve the performance of our repairs partners - "getting it right first time every time"
  • Working to involve more residents in shaping our repairs and maintenence service
  • Adapting a further 5 homes to meet the independent living needs of residents
  • Completing external repairs and painting to 155 homes
  • Installing an additional 44 new central heating systems
  • Upgrading 10 heating & water boilers.
